    • Transitional assets require affirmative action from real estate professionals in order to protect or increase their value, and therefore they are likely to be more obtainable from unintentional owners
  • Utilize local operating partners when necessary to achieve superior execution on two elements of the strategy:
    • Underwriting of underlying collateral value prior to investment
    • Execution of the value creation plan if control of an asset is achieved
  • Result – An institutional quality, income producing asset at a significant discount to the competitive set. An advantageous cost basis allows an asset to be a low cost provider of space in its given market.
